@Cosmin Iuga - it depends if you want to be an active or passive investor. If you buy a single family home or small multifamily property, you'll need to put in time and money to run them. If you want to be passive, then you can invest with a syndicator who will manage the deal for you. So I'd say start with figuring out what type of investor you want to be. Then decide if you want to invest in single family homes, office, mobile hime parks, multifamily, etc. Options are endless. Read books and listen to podcasts.

Hi @Mitchell Handley,

This is a very good question. From a legal perspective, the PPM should answer this question, and every syndicator is different. We do share cash flow at sale even with refinancing, but again, kit doesn't mean that the specific deal you are talking about has similar terms. Ask your syndicator directly, and if the answer is "no", then you might want to consider investing with someone who will share the profits from the sale and cash flow with you even after full return on your investment. But I have to be honest - I believe most syndicators do. We're all here for the long run, and I'm assuming your syndicator wants you to invest with them again, so they will probably distribute the funds beyond the refinancing. Ask them and review the PPM.

Regardless of what type of RE you choose to go with, hiring a property manager or investing in a syndication will allow you to travel as much as you want because someone else will manage your property.

I live in Santa Monica, CA and focus on multifamily in Georgia, Florida, and Texas.  Recently, I wrote an article on my blog about How to Manage Your Out-of-State Investment, you may find it helpful.  Many investors feel like it's best to invest close to home because they are familiar with the market but there are great options out of state due to cost, job growth and population growth.
