My lease agreement with tenants has expired on May 21st and in the lease there is a extended period for month on month lease after the lease expired, which is assumed to be from May 22nd, 2017. Today my tenant sent me a notice that they think the month on month lease starts on the first of the month so they only need to give 20 day notice which is before June 10th to inform me whether they will stay in the house after June 30th. In the lease it has clearly stated the lease starting date was August 22nd 2016. The rent is due and paid in the 1st of every month but it is not the start of the lease month. The tenant is trying to give me the notice as late as possible and also give away the obligation to pay for the full month rent because of their late notice. The tenant has proper job and income and it's just that they are selfish and don't care about my schedule. I am planning to go for small claim if they don't pay me full month rent and wonder if you have any better suggestion? Also, does tenant's credit get harmed by being filed with no pay or late rent payment? Appreciate any advice or recommendation of landlord lawyer in Seattle.

@Elo Xen, I second your opinion. Pay a bit more upfront and save more energy down the road. Working in Amazon is more than a full time job and it will be very challenging to manage the commute, not to mention rental property far from the office.

Hi Colton, thanks for your response. It has nothing to do with fraud or non-disclosure. What I bought was a house on one piece of land and it just happened the land is big enough and also in a good shape to be sub-divided into two for another potential new house next to the existing one and still have proper setback between the two houses. Apparently the ex-owner never realized the potential. I didn't either until somebody noticed and shared with me.

Do you know any surveyor or geotech company whom I can reach? Any lead will be very helpful.

I have a piece of land in Seattle and am thinking to sub divide it for two units. Have checked with the planning department and the lot size and zoning code meets sub-division requirement. The only thing is that the lot is in the landslide hazard area which requires a 60-feet setback. Obviously with the 60-feet setback I can barely build anything anymore.

Should I hire a surveyor or geotech to mitigate the issue? Can they usually reduce the setback to 15 feet and does anybody have similar experience before? How much will it cost to do the geotech to reduce the setback? Any recommendation on the geotech or survey company will also be appreciated.
