Very interesting points and investigation you’ve put together. I agree that young people growing up have less than their parents did and buying a home is not easily achievable for most. Most will be renting. 
Now if you ask why aren’t investors buying sfh to rent and hold? Well the cash flow is typically better in mfh for the investment.

How long did it take you to own four properties out right? The appeal of leveraging is to scale quicker. With risk of course.
