Hello! I hope everyone is staying safe and healthy.

There's a house on my street that's been vacant for a few months. It's got a few city tags on the window, and I came home not too long ago and there was a foreclosure notice taped to the front door. It looks like the owner hasn't paid taxes in a while. Seeing a potential opportunity, I found the owner on MLS. The only issue is that the phone number and address listed both with the city and on MLS are invalid. The phone number is to a man who had no idea what I was talking about (owner is listed as a woman), and I went to the listed mailing address (different city than the property location), but the people who lived there weren't the owners either.

I don’t know what else to do. Any ideas on how to hunt down the owner? Thanks in advance.

Thanks for the recommendations! The house is in great shape. Needs some landscaping, the bathroom needs a facelift (super old tile and vanity, and the vinyl floors are worn), the kitchen could use new countertops, but the cabinets can just be painted and new hardware. The vinyl in the kitchen is pretty worn, so that will need some work. Otherwise, just minor drywall touches and it’s ok. The furnace in ANCIENT, but works, and the inspection said the roof is around 15 years old.

Hello all!

I bought my first primary home last fall. It was a rental home and my agent convinced the previous landlord to sell it to me. It’s a cute 1950s bungalow in south Warren, MI, but needs a new kitchen and bathroom. The exit strategy is to leave and rent it out. I want to make it nice and use quality materials so I don’t have to replace them after each tenant. However, I don’t want to sink too much money into the property and lose money. Any advice?

Hello!

My name is Liz and I am new to the wild, wild world of Real Estate. I had a mentor introduce me to the industry in 2017, but life happened and made me out everything on hold until now! What I’m really interested in is buy and holds, both single and multi-family. I’m really new and could use advice as to how to find properties and the funding to grab them.

Hello there!

I'm new to the BP Forums, but have been a long time listener/watcher of the podcasts. I live in the Metro Detroit area. A lot of the properties for sale already have tenants living in them - the landlord just wants to not be a landlord anymore. As someone who is new to real estate investing, is there any advice I can get for taking over those properties?
