Hi Chad.  @John Warren had some good points.  I too would lean towards renting to only a couple vs a couple plus another tenant, there seems to be more risk potential with the added person.  Another thing to consider is, evaluating more of the background check vs just the credit scores.  I tend to focus much more on references, job history, payment history and income to rent ratio than the credit score.  Any eviction history is an automatic denial.  I've used RentPrep for background checks (they do job history, credit, eviction, criminal search, call prior landlords, etc) for a few years and have been very pleased with their service.  I'd highly recommend actually calling the prior landlords.  I had an applicant look good on paper, but the prior landlord said she was a pain to deal with and while always paid, just simply didn't follow the property rules, was rude, etc.  Good luck, that is  great you already have several people interested in your property!

@Alexander Celestina. We have a few rental houses and I typically get a “I’ll buy your house” letter at least once a week! Recently I received a postcard with a google image of our rental house on the front, definitely caught my eye and I paused to read it. Interesting approach that you might find helpful!

@Eric Skiba. Given your description I would follow through with the non-payment terms in your lease. Consistently paying late and not communicating would be unacceptable for our terms. The paying late I might could work with but the no communication would have me worried. Plus abiding by the lease helps take some emotion out of the decision as you are simply following the mutually agreed upon terms and procedures. If your lease isn’t clear, going forward I highly recommend the bigger pockets state specific lease forms and The book on managing rental properties by Brandon/Heather Turner. Good luck!

I'm in San Antonio and recently used Champions School of Real Estate.  I did the self-paced online course which entailed picking up the class books (or you can download & print, but they are quite large), self-study and completing the class exams online.  You will need to schedule your final real estate license exams at a testing center.  I was very pleased with the process and felt that I was very prepared to pass the real estate license exams.  I would definitely recommend Champions School of Real Estate.  Good luck!

Hi Steven.  I'm curious where you found this realtor to work with?  Were you able to get personal recommendations?   Do you know if the realtor is also an investor or has worked specifically with investors.  I think you are right to be concerned with the wholesale options presented and would want to understand the connection there . . . . .

I would suggest researching the Right of Redemption laws in your state to help clarify the process.

Hi Lauren.  I agree with Jordon, we also would not allow a prohibited breed per our insurance policy.  

With that said, we were once renters with a Rottweiler (super friendly, no bite history) and the landlord allowed us to rent as long as we paid a nonrefundable fee and signed a liability waiver.   We were in a single family house with a fenced yard which I think makes a difference.

Since you are the landlord and neighbors, I think a big part of the decision relies on your comfort level living next to a dog with a bite history.

Hi Wesley.  I find an easy overall check is Trulia.  Trulia provides a crime heat map with a few details on the type of crime, as well as general information on schools, commute, demographics, etc.  It's a quick and easy reference.  Also, since I typically rent to families, I like to check our state's public sex offender registry site once I narrow down a property.  Hope this helps!
