I agree! After I posted this I realized ‘Who cares? Just suck it up and get it done.’ I just was not sure if there was some other magical thing I had to do. We never ran into this before since our other properties were newer.

We have a rental in Lake Oswego Oregon and tried to get the blueprints for the house (built in 1967). The city is saying they do not have it, the county says they do not have it; the house however was just extensively modified to satisfy the city’s property boundary requirement so I am assuming the previous owner had blueprints from somewhere. The city SHOULD have it.

I had someone else do this but it appears I may have to step in. Any suggestions? This city worker by the way did not mention this two weeks ago when we submitted the application. Such a waste of time giving me acid stomach.

Thank you all in advance! So inspiring to read all the posts! We are stuck or maybe we are not? We are trying to finance an existing adult care home and our current commercial lender is offering 70% LTV roughly 6.5% 5 year fixed/25 yr amort. I am mostly hung up on the LTV because I really need all the cash in my account for security. The lender is saying we have no experience in the adult home care business and that is why the LTV is what it is and not higher, but we have other existing businesses (10+ years). To my understanding and experience, I know this loan is considered a small commercial loan (less than 500,000). Any advice? Should we continue to find another lender or does this seem reasonable? We have gone through residential lenders and have been rejected because of what the property is. Hind sight is always 20-20 but it never occurred to me that the lenders would just assume I would run the property as an adult foster home (I never indicted such). I think it is a great business and have no qualms running it so here we are.

@Matthew Paul @Stephen Cameron My instinct is to also get a tandem series but I am not sure if there is space right in that spot to do that.  If not, have you seen a tankless-tank tandem series before?  We will regardless get some other opinions and yes it is a commercial unit (Bradford 100 gal).  I have stayed there before so not sure what this sudden shortage of hot water is coming from.

Thank you all in advance! I have a six unit multifamily in the South Bay area in southern California and am contemplating changing out the water heater. Currently it appears that a 50 gallon gas water heater is supplying the units (with a 40 gal supplying the laundry room). We got this outrageous quote $4800 for a 100 gal heater and have some questions since we live up in Oregon and I have never heard of the cost being so high. 1. Is this a reasonable quote if it includes everything but the permits (plumber says in SoCal no one pulls permits for a water tank)? 2. Is it necessary to get such a big tank (we did have tenants complain before about hot water running out quickly)? 3. Is it true no one down there pulls permits for a water tank? 4. Any plumber/HVAC tech referrals we can get from any of you?
