@Aaron K. Thanks a lot!

We placed our multifamily into an LLC and did a what we thought a proper title transfer. The county asked for a copy of the operating agreement - the request we never received. Fast forward four years later, the property went through a tax reassessment and we have penalties on top of the new reassessment.

1. I had no idea, nothing was posted online on the tax assessor’s site; assessed in the winter of 2019 with back penalties and all going back to 2016, and I found out while looking something else up. I do feel that we did not have due process but do you all feel differently?

2. Should I pay it then fight or just fight it? In the past they seemed reasonable but not sure about now with the county offices shuttered.

3. Anyone else have a similar story? I feel like an idiot, this seems like my dumb tax.

I know there was a separate law passed for the unincorporated areas in LA County but wanted to see if others thought that it may go as far as LA proper with tenant eviction clauses also? We have a few very long term month to month tenants and would like to make sure we were as prepared as possible. Thanks all!

Yes, the closest laundry mat is far.  Sometimes I notice the tenants will wash/hang in the unit, and we even had one try to have a washing machine in unit (we stopped it when we found out).  I would like to keep it so thanks for the opinion! 

Thanks a lot everyone!  Yes, I figured I should send a certified letter so that in the event of my compressor room having big problems, I can tell my insurance company that I tried.  I wanted to tread carefully because moving my office (new buildout, equipment) would not make sense vs buying 5 portable AC units and running my electric bill for the term of my lease.  We can't open our windows of-course, feel like breaking one right now (72 degrees inside, outside is a cool 55).  

We have a washer in our multiplex that has been absolutely great (compared to the new ones these days).  We have had to change the belt and misc repairs but this time we were told to replace it.   I have always fixed things because at the end of the day, that $100 here and $200 there adds up at the end of the year.  New washers seem to run 800-1500 not including install/haul away!   The repair guy felt it was the transmission (burning rubber smell, no spinning).  Yes I am looking for a second opinion but would like to see how you all decide on these matters.  Other things were always straightforward but these details are getting to me.

I agree, thanks! The compressor room heat will probably not be okay when the fire marshal comes though, which I pointed out.

A 16 million dollar building landlord SHOULD have 50,000-70,000 liquid for an HVAC unit though, no? 😂. I am speaking like a tenant (I am a residential property owner, not commercial).

Hi, this is more from a tenant side, but I have a suite in a class A medical building. I am not sure what is going on but our HVAC is unable to keep up with the weather. Even though the outside temp is mid-70s, our office is holding steady at 80. We are cooking.

There is also some sort of electrical transistor that is throwing off heat in my compressor room. The ventilation is nonexistent and I have asked the landlord to address this to no avail.

The lease read that the HVAC is the landlord’s responsibility. What should this tenant do going forward? This is actually affecting patient care and I feel that this is not what I have signed up for. That being said, it is a commercial lease that is very favorable to the landlord. Does anyone have any experience with this kind of situation? Thanks a lot!
