Thank you all for your thoughts and advice. I felt like this house had some potential, but since I'm so new to this it's nice to hear from others who also think so. I'll try to get some pics and post them. Sounds like my next step is some door knocking. My other neighbor is also a real estate investor and I've been talking to him about the house. We may take a walk down the street together. Thanks again everyone!

There's a house on my street that has had a tree lying on the roof since a storm on 05/25/2015. The owner/occupant had their satellite dish back on the roof the next day, but the tree remains. I know the neighbors behind the house and am considering asking them to take pictures from their house to see if I can tell what kind of damage the tree has done. My question is primarily for the more experienced investors, would you put a property like this on your "possibility, need more info" list or your "stay far, far away" list? I've heard from other neighbors the owners want to sell, but that's third hand info.  I think a great price could be had because it has a tree on it, but it could turn into a nightmare. Under what circumstances would you consider this property? I thought I'd see if I can find out if there's a mortgage on the property, but not sure it's even worth it. What would you do? Thanks!

I've been listening to the pod casts, reading the books and learning all I can. I don't have money lined up yet, so I'm not ready to jump in. However, I was trolling around HAR, Trulia and Zillow to get an idea of what's out there. I found a house in a great neighborhood close to where I live for less the $100k.  I was a little excited because I know the neighborhood and felt pretty confident that the house would be a good fix and flip. The school district is good but the high school the neighborhood is zoned to is not great,  The neighborhood is well established and sought after. Even though I don't have financing lined up, I decided to just call the realtor and ask come questions. "Take action" says Brandon and Josh! I found out from the realtor that the house had about 25 offers, The property is a pre-foreclosure, so they submitted the best of the offers to the bank and are waiting to see if the bank accepts one. I also learned they took cash offers only. The realtor said they have been waiting for 3 months! The listing will continue to show as active until one of the offers is accepted. I asked her how would I know if none of the offers were accepted and new offers could be made. She said I would need an agent who could view the agent notes on HAR. Learned something new there.

I feel like I'm on the right track since I seem to have picked a property that other investors also jumped on. A little boost of confidence to keep me going...

Time and Money. Time though mostly. Working full-time and raising a family leaves very few hours for learning how to do this and hunting for deals. I'm figuring it out. I listen to the pod casts in the car and jump on BP when I can. I tell people I do things in "slivers of time". I might have 20 minutes between leaving work and picking up my daughter, so I do what I can in that time and come back later to do a little more. At some point, I finish. Gone are the days of starting something and working on it until it's finished. I have a lot of projects in my house that are in various stages. I work on them when I can until they're done. It's a little maddening because I want to keep working on them until they're done, but I just don't have blocks of time like that.

Are you from Texas, in Texas or both? What part of Texas? I'm in Houston and just getting started. I highly recommend the pod casts! Good luck!
It sounded like a good idea! Maybe in the future it could be an invite only function? If you want to chat with someone you have to ask them for access? Sone people might want to chat for a short period of time while working on a deal, but don't necessarily want to open the door to receiving chat messages all the time from anyone.

The pod casts are fantastic! I've been listening to 3-4 a day while in the car. I was concerned that there would be a lot of "jargon" or discussions that could be understood only by experienced investors. Not the case at all! The minute a question pops into my head, Josh or Brandon ask it and go into more detail about the very thing I wanted more info about. I'm addicted!
