I syndicate multi family properties. Newer in the game. Some of my investors are hesitant because they think we are on the brink of a recession, which I don't disagree with. In fact, I've noticed many folks have been selling off their portfolios due to the insane prices.

If we are going into a recession, does that make it an unadvisable time to start acquiring apartment buildings? Especially with prices being so high and cap rates low.

Should I wait until prices start creeping down or dive in and just expect lower cap rates like we are seeing these day?

 Got it.  Do syndicators want to see a disposition fee in addition to equity? Or if they're getting equity in the syndication agreement is that fee waived?

 Got it thanks.  I assume I would be paying out a return on these costs that are reimbursed by the LP's, correct?

Hi,

After procrastinating for 10 years I am going full steam ahead to start syndicating multi-family properties.

I've worked as a broker and have many investor clients that are interested in investing with me.  The biggest obstacle I'm finding right now is that many of them are hesitant bc they think we are on the brink of a recession.  

It got me thinking. If we are about to go into a recession:

Is this not a good time to start acquiring? Should I wait it out? I've noticed many players are selling their portfolio's.

Or dive in anyway bc at this point I need to just get started? And who knows what the future will bring.

I saw on a multi family syndication that the syndicator was charging a 2% aquisition fee and a 1% disposition fee.  What is the difference between acquition and disposition fees? I may be wrong but I understood the acquisition fee to be like a finders fee, but can't figure out the disposition fee.

When syndicating an apartment building, who typically covers the attorney fees and closing costs?  Does the syndicator or is that a fee paid out by the investors?

I am close to finally acquiring a 30 unit building.  Does anyone have a property management software program they have personally used that they would recommend, or discourage?
