One way is to check the mls site and other sites like realtor, homes, redfin,zillow, for sale by owner and rental websites to see what similar properties are priced at.

Or you can consult a real estate agent,it is a matter of minutes for them. 

Finally, you can do some research into how to gain MLS access as an unlicensed assistant.

The Challenge with condos is exactly that HOA fees. They make it hard to find a deal in Houston and similar markets where prices are inflated.

Did you include insurance premiums in your assumptions as well? Is it in a flood zone? If so plan on additional flood ins premium.

Usually financing more than 80% LTV subjects your loan to mortgage insurance. Did you include that as well?

to give you an idea. With that said, I am not a lawyer and strongly recommend you consult a lawyer to make sure any contact you use does not expose you unduely to litigation and meets state requirements.

Hi all,

I am looking to invest in buy and hold in the Houston, TX area. I have about 50k to invest and was wondering if I should refi my primary residence and cash out about 60k to increase my investment capital. I should add that I don't have a property lined up yet, but worry that rates might go up soon, increasing cost of money in the near future. 

Is it a good or bad idea?

I settled on TX broker sponsor for their low fees compared to local brokers in Houston. They are out of San Antonio but offer a no frills flat fee service ( I expect little support for the price). My advice is to ask to review their detailed fee structure/policy before making your decision, for example if they have to review your deal more than twice, they charge additional fees. Determine your basic needs then take the time to research each broker fees and services to find a good fit.
