I know an MLO could be ideal for a property that has room for upside etc... but how well would it work for a property that’s in good condition and doesn’t really need any work. Has 100% vacancy and is already in a good cash flow position... but the seller is “motivated” and welcoming creative financing???

@Steven McCutcheon thanks for the reply... That is one of the first strategies I actually became interested in. But then I learned of many other ways of “creative financing” and forgot all about house-hacking lol thank you for the reminder!

Hello, I have been going back-n-forth about what strategy/niche would be best for someone to begin their journey in R.E.I, but can’t seem to decide.

For someone living in NJ with little to no money to invest- what would you do to get some “skin in the game”?

Example: a $1m 20-unit

- Investor loans 100k for down payment

- agreed to 15%/yr payment to investor

(15k)

My question is: does investor get paid monthly at 15%? If not, then how and how much and when do I pay the investor?

@Alina Trigub agreed! I have been doing lots of research and will continue to. I watched a course about it that was pretty informative and do have a book or two on the subject now. Will continue to educate myself. Thank you!
