I am a long-distance investor and I found an inexpensive local general contractor but he is extremely slow. He doesn't steal money but every single job takes him longer than what's stated in our contract. He is always overdue.

Dear BP Community,

I have an interesting issue here: I am very much interested in purchasing a bank's REO foreclosure house but my broker respectfully declined to represent me because the seller wants to use his AOS instead of the typical PAR contract and it takes too long for the seller's broker to respond. I was wondering if you ever had such a situation? Is there really something to be afraid of or it's very typical for REO transactions? This is a bank's foreclosure due to mortgage non-payment. How much time does the previous owner have to redeem his house?

Would you be able to recommend an inexpensive and trustworthy general contractor in Philadelphia?

I am a cash investor and I find it extremely hard to find GC who doesn't overcharge and doesn't lie.

Any tips on how to find one or referrals will be very appreciated.

Dear BP Community,

I am a long term investor and I am working with contractors/managers who offer to assist me in purchasing a property by inspecting it prior to the purchase. I have a dilemma here if the property is good, how can I ensure they won't steal the deal from my behind my back by giving me negative feedback and buying it for themselves? Isn't there an inherent conflict of interest?

What kind of procedures and protocols would you recommend to implement to avoid this and what are your thoughts in general?

Dear BP community,

I was wondering, is there a possibility for me to collect all my rents and distribute it to my management company or it's always the other way around? Does anyone of you have such an arrangement with your management company?
