A combination of different structures. In the beginning it was just a straight JV where each partner would get the % they purchase. Later on, I started adding in asset management fees and incentive promote over a preferred return hurdle. I've also taken equity in deals in exchange for organizing them.

I'm a bit confused by your question. The investors get whatever percentage they purchase in the deal. For example, if Joe contributes $10 of a $100 raise, he gets 10% of the equity.
