Hello all! 

I am posting this for a close friend, he and his family are moving to Fort Myers area and are looking for a home to rent temporarily while they sell theirs. 

They have two small children one has some healthcare concerns and needs specialized care located in the area, they also have 2 dogs these are pitbull mixes that are older and well behaved. 

If anyone knows of anything please pass it along!

Hello BP members! I am in Oregon just in case anyone is familiar with Oregon law. I issued my tenant a 90 day end of lease notice to vacate his unit due to extensive repairs needing to take place this is an inherited tenant and i am house hacking a duplex. The tenant states he cannot move out due to lack of housing and has no place to go tenant is offering to still pay rent and is requesting a few week extension which i am willing to negotiate however i don't want to end up in this situation again. I am ready to file an eviction but know this can be a very long process and want the tenant out ASAP does anyone has any recommendation as how to keep the tenant accountable in this process also is it okay to still collect rent and start the eviction process? 

any help is much appreciated!

Hello all, I recently just purchased a duplex a couple months back that I am house hacking. I am updating the unit I currently live In and will do so to the other unit once I move the tenants out after the first of the year do to the CDC orders. I currently have a conventional loan and put 15% down what would be the best financing option for me to pick up a second property?

There are a lot of reason I would like to get them out the upgrades are pretty substantial as far as a complete kitchen remodel and bathroom, and unfortunately they have shorted the rent and are pretty consistently late, I have left a few notice letters about the rent but I will be calling the individual on the lease at the end of this month to get things worked out.

Thank you so much for your response! The previous lease is a month to month with no end date. And Oregon law states that after one year you must give a 60 day notice as to when you will end the lease agreement t I was just wondering if that was going against anything the current CDC rules. As for adults it says guests are allowed but no longer than 7 days at a time and nobody other than one individual is on the lease so I will do some more digging into that part.

I am house hacking a duplex in southern Oregon, my tenant I inherited from the previous owner. They have lived there for over a year and I would like to end the lease so that I can do some updating to the property. Is this legal right now with all the cover stuff going on? I also have questions regarding only one person is on the lease and they have three adults living in the unit is this legal? 

any info you have would be so helpful. I have been reading a lot about Oregon law but nothing is helpful regarding ending the lease agreement.

I am also hoping to start a renovation on a duplex that only has a single renter, they are on a M2M lease and have been there for a little over a year. Can I end the lease agreement during this time of Covid? This is in the state of OR.

I have a question I have a month to month lease on a duplex that I am house hacking in and the side with the lease is like to do some updates to, this is in southern OR is it considered an eviction to not resign the lease and give the tenants a 60 day notice as stated in the state law? 

Hey all, I have a few questions and if anyone can help me through this that would be great! 

So I have a duplex that I am house hacking in the southern OR area, and the renter is on a month to month lease they have been there for just over a year and I’d like to end the lease agreement, so that I can do some updating to the unit as it is older and needs some work done. Is there anything that could come back and hurt me if I issue the 60 day notice that I am deciding not to resign their month to month lease so that I can do the updates? Please share you knowledge and experience with me!
