When structuring a deal, what might work for one person, may not work for the other. Try to create a win-win scenario. What are your investors after? Do they want cashflow? Equity? Try to value what you're bringing to the table which sounds like mostly sweat equity. How much is the property worth? How much risk do you carry vs them? 

like others have said, if you're not wanting to contribute cash, it's very hard to make an argument for why you would get a significant equity share. Not to say it can't be done... but I don't think there's any "one size fits all" deal structure. I think you should start by understanding what it is your investors want out of the deal, analyze how the returns compare to traditional investments, and then see where you fit into this deal.

I'm starting a property management company and I'm curious to know how people have marketed themselves online. Should I combine the marketing of my PM company and my buy/sell RE services in one? For example. Should I have one website advertising both and have business cards list that I offer buy/sell realestate services and PM services. Or should I try to keep them completely separate to not dilute the brand of either?  If I try to combine everything into one, ol would that be viewed negatively to any potential client?

I realize this is an older post, but I just wanted to drop a note and mention that my family and I own and operate a property management company that primarily serves Palm Beach County. I realize this is an older post, but my family and I run a property management company. Half the team focuses on long term rental management and the other half focuses on short term.
