An Escrow and or Title company can you help you with drawing up the note, providing title insurance, and recording it. Depending on how elaborate the note is or whether it's simple and fixed rate will and if it's in a primary or secondary position will determine the overall cost. I have seen the cost for these services to be around $1,500 here in the Inland Empire. Please let me know if you need any recommendations for services.

The 12% growth i am referring too is more directed to the downtown area which is vital to any metro area. It is now being reflected in the neighboring suburbs.

I strongly recommend taking a look at the Cleveland, Ohio market for out of state investing. There is strong population growth, above average yields, and properties are available for 25% to 50% of the national average.
