Hello all,

I currently completed a rehab of a house I planned to rent. A few of my colleagues are suggesting I try to sell the house. They are telling me that the house is fixed up too nice for a rental. They are under the impression that the tenants are going to get in the house and tear it up. I kind of had no choice with some of the rehab options being that the interior of the house was stripped down to the studs. I had to replace everything from plumbing, electrical, drywall etc. These guys are experienced with rentals and I respect their opinion but I think it's a bad Time to attempt to sell a home right now in this market. And I need to get some income coming in... What do you guys think?

I’m looking into applying for a low documentation loan for a rental property in Mississippi or cash out refi. Does anyone have any experience with a company or can someone recommend a company they have worked with before. Thanks.

Me & my business partner are in the process of attempting to refi a property we own to pull cash out to acquire a multifamily property. One of our lenders pretty much told us that it may be hard for us to get a loan because we have claimed losses on our business and banks like to see profit. 

Has anyone been in this situation before and what did you do as a work around to get approved?
