Hi everyone. Just wondering if it’s allowed to view the inside of a short sale home before purchasing it? I don’t know a lot about short sales but interesting in one I found today. Thanks!

@Jack Bobeck You’re right. Slow and steady does it sometimes. I think it’s a little much right now to repair 12 properties. I think I’ll hold off and just get one when I’m ready. Thanks!

@Matt Shields I think it depends on the market. The bigger cities it’s a lot harder to find a good deal now. I’m from South Florida and everyone there in real estate is telling me it’s impossible to find a good deal. Homes where I’m from are going for 400k, which is absolutely insane for the area. A good home there before was 200k. Now I live in Brooklyn NY and of course it’s impossible here as well. I’m looking for investments out of state and I know there’s still good areas out there for flipping. Just gotta find them!

@Leon Li I think if you’re only getting those quality tenants applying then if you find one that is worth accepting, take 2 months security deposit. I inherited my first tenant and ended up with her abandoning the property 2 weeks ago. She left all her junk in the house. Luckily the previous owner collected 2 months security deposit and although it doesn’t cover everything, at least it cover some of the repairs and lost rent. Good luck!

@Randall Barrett Super nice job!!! I love the finished product! May I ask what kind of floors you used for the rental units? Also how did you decide on a budget to use for the upgrades? We are upgrading our rental now and aren’t really sure if we are spending the right amount or not. Thanks and congrats again!
