Looking for advise. Considering purchasing a SFR for 165K. It needs about 40K in rehab and would then sell for 270K. Does it make more sense to (option one) pay cash and finance later? Or (option two) to get a loan now with 25% down and refinance later? I am not necessarily going to sell after as it would be a good cash flowing rental but would like to take the equity out. If I take a loan now and then refinance later, I would be paying lender fees twice?? right. But if I pay all cash now and finance in 6 months or so, I'm told by one lender that the rates would be higher and require 30% down.

Any help is appreciated.

How are all the upfront fees handled by a syndicator? When a syndicator has a property under contract and investors on hand, I would assume that the upfront fees for the transaction such as inspections, reports and legal fees come out of pocket from the syndicator. Is that correct? And if so, how are they handled if the transaction is completed and how they handled if it fails to close?  Is it simply the risk of the job? TIA

Would love some thoughts on the following.

Our two rentals cash flow about $300 a month each. We don’t need that annual income for other investments, meaning we have other capital. So is it best to bank that money regardless or make additional payments to pay down the principle balance on those loans?

It would seem the more we put into those properties the cash on cash ROI decreases but there is definitely merit in paying down the PB.

Eventually when our portfolio grows significantly enough we will certainly bank/reinvest the money but until then what makes the most financial sense?

Thoughts?

Thanks for the note Jeff. I don’t. This is going to be my first of many out of state. Currently all properties are in my neck of the woods. I’ve heard a lot of good things about the Cleveland area and the number are almost too good to be true when one is used to California prices.

I have been vetting PM companies this past week and will continue to do so, followed by a visit out there in March.

Are your investments in Cleveland proper or outlying areas?

Any idea how Lorain County is?

Love Bigger Pockets. So much helpful information and so thanks to everyone that has contributed. In need of recommendation for a property management company in both Cleveland, OH area and Nashville, TN. I may have found a good one in Nashville and will keep the community informed when I know more. However, I would love recommendations for the Greater Cleveland area.  I've looked at reviews and called a few places but so far no one has called back. Would really like solid recs from personal experience.

I’m intrigued by the market in Akron/Cleveland area but am intimated by doing it from a distance. I’d like to find a great property managment company to help with the process but am still unsure if that will mitigate the risk enough. Thoughts? Advice?
