Post: Moved out of 2-Family House Hack

Hi BP - I have house hacked a 2-family in northern NJ, living in one unit and renting out the other unit. I have recently moved out of the unit I was living in and will plan on renting it. I have a conventional, owner-occupied mortgage on the property and have an owner-occupied homeowner's insurance policy. I think it's best practice to notify the insurance company that I have moved out and would like to have a revised policy. Do I need to notify the bank at all? Anything else I need to do or anyone else I need to notify of me moving out of my house hack and the property now being a full investment property?

Thank you all so much. Do any of you have recommendations on title companies to use or what to look for in a title company? I'm in northern New Jersey. I would assume the only difference from one title company to another is their responsiveness and cost? Any pros/cons on using First American Title?

Hi BP - Would anyone be able to recommend title companies that can assist with closing off market deals without any realtors? I'm looking to build a relationship with a title company that can really help guide the process, as this will be my first time purchasing without a realtor. I will be starting a direct mail campaign, looking to purchase buy and hold BRRRRs with hard money. Market is northern New Jersey.

Hi BP - I'm starting a direct mail campaign and want to know what are the exact next steps once a seller agrees to sell? Should I get a contract drafted by an attorney? Should I work directly with a title company? I would like to have provisions/contingency with the seller that allows me to pull out of the deal or renegotiate price if an inspection goes wrong or if I have issues getting financing. I will be buying 1-4 family homes using hard money lenders, these will be buy and hold BRRRRs.

Hi Bigger Pockets,

My tenants are a couple that just split up. The girl has moved out and wants her name off the lease. She is OK not getting back any security deposit. The guy does not want to take her name off the lease. I'm OK removing her from the lease. Do I need his permission to remove her from the lease? What mechanism do I use to remove her from the lease? The guy will not sign a lease amendment stating he is just the tenant. Do I need a lease amendment signed by all parties?
