@Francisco Moreno the contractor won’t be able to give you a quote without the drawings and a spec sheet.

If you have an idea of what you want they can tell you what it cost but you’re asking to get worked over trusting them with no plan in place.

Work with an architect to get your code compliant plans drawn and then you’ll have something they can bid on.

Get several bids.

You could restrict the deed to keep the house affordable but that may kill this deal

Is the 25% down payment necessary? Are you planning to refi? 

You could make a better COC return by putting the money in syndications and less have stress.

You didn't enter any property value appreciation. If this is a Cash flow play, you could do better.
