Post: Practice makes Perfect

So everyone has heard the saying practice makes perfect right? So is there a way that somebody would like to set a meeting and kind of walk me through how a typical phone call would work when It comes to wholesaling? I've watched a couple of YouTube videos to get a good grasp but I would like to get some person to person practice first which could also turn into a great networking opportunity for any on that wants a driven wholesaler that refuses to lose in their back pocket. Thanks in advance

James Stevens I appreciate the feed back I didn't know that much about it honestly. so you would have to go the route of the deep clean and the new paint and all that good stuff huh? Seems like it soaks in..

So I'm a new buyer and the area I'm working in has a vast amount of Meth and Heroin bust and things like that. I have not yet bought anything and obviously good renter screening is the best way to avoid this problem but it's sometimes unpredictable when you screen potential renters. They hold good jobs and do everything the "normal" individual would do. Also when looking into houses some of them are on an FBI watch list for future potential busts or convictions. Does anyone else run into similar problems?

I am brand new to BP but have been a listener of the podcast for a little bit now. however, the reason for the post is to introduce myself and tell you that I'm interested in the wholesaling portion of the REI business and also looking for a mentor or a recommendation for one even if they charge money (which most of the time they do). With all that being said does anybody have an example of a contract that you propose to potential motivated sellers that i could look at or use for my future endeavors.
