i think our problem is submitting our bids on homes that we find. With our current realtor it takes several days for her to submit it because she isn't used to a buyer working with a hard money lender. We have come across this issue several times already and we have lost out on some really good properties. Is there maybe something that we can do differently?

Hello BP! 

We have a great Realtor who has been assisting us with starting our venture in this exciting industry, she found us an amazing home that we decided to keep as our own, now that we are starting our business, we have been looking for a realtor in San Antonio who has a little more experience in real estate investing. Are there any Real Estate Agents in San Antonio that would be interested in working with us, or does anyone have someone that they might recommend?

With that said, @Matthew Forbes, in your opinion, what is a good deal when looking at a property? When you look at the numbers, what key things do you look for?

Thanks @Matthew Forbes. At this point, my partner and I want to make sure we get into the very best house possible which will in turn will allow us to profit off of it. To be honest, being that it is our very first house that we will flip for a profit is kinda scary. Like I mentioned before, we have a great Realtor and we also have access to PropStream that allows us to pull our own comps.  We truly appreciate all the feedback that we have received from fellow investors.
