Has anyone used a self-directed IRA to invest in RE? If so, what was your experience? I'm considering rolling some or all of my ROTH IRA funds into a self-directed IRA to invest in RE

A friend bought an investment property in 2006 for 123K; she owes 118K; house currently valued at ~50K; the bank has approved a short sale of 45K. She had an investor willing to purchase but the deal fell through. The house has some major issues - one being mold - because the former tenant trashed it before being evicted.

This, seemingly, is not a house a rehabber would want since the cost of repairs would far exceed the value of the house. This could be a good rental investment, however.

Any advice on this? Does anyone see any potential here? I'm a very new investor so any insight would be greatly appreciated.

John Thedford - They are obviously very smart people. I, too, have always been a very disciplined investor. I just wished I'd not waited until I was 40 to start investing in RE. Nevertheless, 40 still affords me more than enough time to amass a significant amount of wealth for myself.

Hello BP,
Has anyone used a virtual assistant? If so, how has it benefited you and which site do you recommend I use? Also, would you recommend developing a squeeze page? If yes, has it increased your business?
