@Raquel Thomas - there is a good thread regarding this matter started by Lisa Phillips. Search for it on this site. She got some good advice.

@Lisa Phillips - I'm familiar with Premier Property. Coincidently, I'm actually looking to purchase a property managed by them.

@Lisa Phillips so did you find a good property management company from visiting ? If so, can you pass their information to me? I'm currently looking for a good PM.

Greetings BP members,

I was recently contacted by someone who is looking to sell two properties. Both are occupied and are managed by a PM. I'm considering buying one of the properties because the tenant has been in place for 14 years and is not looking to move. Additionally, the asking price for the property is only 25K. My question is, what are the steps I need to take to make this a smooth transistion? Moreover, is it possible that the current owner's contract with the PM could survive the property's transfer of owenrship to me?

Sorry to hear about your loss. Regarding copper pipes, I just recently attended a real estate seminar given by Robyn Thompson who is referred to as the Rehab Queen. She mentioned that thieves will not steal copper pipes that have been painted. She suggested that if you know your property will be vacant to partially paint the copper pipes. Thieves may break in, see the paint on the pipes and realize that they will not be able to sand paper the paint off to resell.
