Hello, there has been a debate between my partner and me between the better use of our marketing funds.  Facebook Ads / Google Analytic Ads vs Direct Mail Marketing.  Has anyone figured out which has the higher success rate?  I'm sure it's dependent on the market, but we live in Chicago where I'm sure both would have their pros/cons.  Thank you!

My partner and I were looking to buy a mailing list to send people direct mail.  We were thinking of buying a list of people going through divorce, or something of this nature.  Where does one purchase these direct mail lists?  How much do they cost?  How do you go about doing this?  Also, is anyone aware of any companies that will help mail your letters?  Thanks!

Hello, I recently was brought into the world of Real Estate investing by a good friend of mind.  He is mentoring me, and wants to partner up on deals.  However, he lives in a different state than I do.  Is it dumb to invest out of state, even when you have someone who is in the area where you are investing?  I am just nervous that I don't know the market and that will come back to haunt me.
