Tenants gave 30 day notice , went over by one day , didnt show up for the walk trough, " I know why now" the place was filthy, toilets were , "well you can imagine". They painted a bedroom dark blue almost black ,broke a window. I spent about 20 hours cleaning and repainting to get it back the way it was when they rented it,

what is a fair hourly rate to charge legally ?

Thanks for all your replies. I thought by putting the sign might creat a liability issue " inviting honest people to look ,but also theives to case the place ". Thanks again I will start my advertising this coming week.

I have Tenants moving out on the 1st. should I be advertising for new tenants now ,or wait until the old tenants are out?.

I dont know what repairs might be needed when they move out so I'm in the dark on this. I wouldnt want to tell a new tenant a certain date to move in and find I have 2 weeks of repairs to do.

also is it proper to put a " For Rent "sign in the yard "with the tenants permission" before they move out or should I wait?

What do you do?

Thanks Diane for your suggestion, Monday I am going to call the County and ask them questions .

I dont want to take the Realtors word! been there done that!

If its not in writting , You know the answer!!

looking at a foreclosure that the previous owner added around 200 additional square feet.

This was done without a permit, so, the County doesn't have the 200 sq ft on record, Shows a 2bd -1b, its now a 3bd -2 b

what will happen if I was to buy this property ? would this additional sq ft be grandfathered in? ,"as the Realtor told me", or could the county make me tear it off?

anyone come across this type of situation?

Has anyone tried buying property in France using their annuity buying contract?. You contract to buy with a down payment then pay an annuity to the seller for the sellers life, the seller stay in the property like a life estate. when the seller dies ,the property is then yours, Your gambling on the life of the seller. Some what like a reverse morgage used here to suppliment income for the seller. You only hope the seller doesnt out live you!

I found a property that I wanted to look at the interior of, possibly make an offer, I went to the listing office to set up a time to view it. I was supprised that they discouraged me from looking at it, I was told ," short sales take months to close , therefore foreclosures were a better deals, more house for the money", I like the short sale house," Theyr'e a waist of your time and mine". So I left discouraged!

good point Brendan, on a new lease are each held only 1/4 responsible for the rent? and if one moves, will the other three claim they only owe there 1/4/? if i need to evict one, do i lose that 1/4 rent? should i have a rental agreement with each as individuals or as a whole inclusive? or have the two original tenants still responsible for the whole ?
