I am wondering if there is an opportunity in the market for tiny home community developments.

Has anyone else been thinking about this?

Would anyone be interested in helping me put together a team to develop tiny home communities in Iowa?

I am thinking larger lots with beautiful outdoor areas and a relatively tiny home with a nice deck that’s on a cement slab. Iowa residents need something to keep them safe from tornadoes, so maybe having a bathroom enclosed in cement would ensure they have a safe place to go.

Thank you for your feedback! I appreciate you all sharing your thoughts. I understand what you mean by the assessed values not being reliable. I agree that the county assessed value would not be reasonable to use as a reliable price point. I was more curious to know if there was any statistical relationship between the county assessed value and the sale price across the area.

Thank you for taking the time to leave a reply! I appreciate the information you were able to share. I have used the count assessor's website to look up Real Estate Mapping, but I had not seen the Monthly Sale's Reports. This will be a great resource!

I am from the Waterloo / Cedar Falls, IA area. I am wondering if anyone knows where I can find out what percentage above the county assessed values properties in Black Hawk County, Iowa sold for in the last year? I could calculate the percentage if I had the data (the property county assessed values and the property purchase prices over the last year), also.

Hello, Bryant!

Thank you for your post and your willingness to offer your time to beginners. My partner and I are working on what we hope to be our first deal. I have presented an offer letter to the agent we have been working with. We have offered the seller a creative financing deal. We could use traditional financing, but the purchase price is pretty low. The seller is an investor that is planning to retire. The property has been remodeled in the last few years and is in really good condition. We believe the seller may hold the property free and clear. We also believe the seller could benefit from a seller financing option; saving on financial gains tax by only claiming the monthly payments. Our agent tells us that the seller's agent will be out of town until next week. We are worried about losing the deal. Is it reasonable to we worry about someone else's agent (or someone else) being willing to pass the seller's agent and go directly to the seller?  This property would be our first rental property, and we would really like it to be.
