Excited that we are getting our feet wet with a multi-family in East Cleveland for BRRR. Looking for a lender for rehab and/or refinance in the area.

Any recommendations for lenders that consider small projects/amounts?

A motivated seller of course! I'm not sure what I should  be looking to pay for leads or lists. The average profit margin in the DC MD  area for flips seems to be $30k sometimes way more. For wholesaling it varies widely.

I'd like to acquire lists for probate and non-owner occupied properties and then conduct my first mailing campaign.  Any suggestions for good companies to look into?
