If problems persist, we would recommend finding a service plumbing company with the capability of rehabbing the cast iron. There are machines that can descale decades of build up and jetters that can take care of roots and grease. It really depends on the condition of the pipe. Replacement is always the most long term solution, but rehabbing the line can be more cost effective depending on the situation.

Interesting! Could be a local prankster or the plumbing contractor may have used it as a temporary way to block water and fill the system for test to pass inspection. Have not seen that here in Southern California.

Hi, plumbing contractor here. Looks like the other folks have you covered but I wanted to elaborate on payments. For plumbing (or any contractor doing a big job), we will write out the draws in the agreement based on milestones. Once underground is complete and passed inspection, a percentage is paid. Same for top out and finish. It just depends on the scope of work. If they show very little in terms of scope on the proposal and also ask for a big percentage of the contract amount up front, it could potentially be a red flag. Good luck!

@Steve S. Look in your area for a plumber that has the equipment to do a liner or epoxy. Depending on the type of pipe in the ground it can often be less invasive meaning it may not require excavation. It all depends on your goals for the property. @Jimmy Chao regrading to get water away is always a good idea but I would recommend having a water intrusion specialist confirm that the source is in fact the gutters as it could be a combination of gutters and/or stucco/grading/windows/roofing etc. best of luck!

@Jacob Jenkot if it's going to be a permitted ADU, the city may have a laundry list of requirements beyond plumbing. I would engage with an architect and get all the planning/scope of work dialed and approved with the city. Then you have a clear set of plans to give to contractors for pricing. There's a lot of upfront planning but it will save tons of time when dealing with the contractor and can help avoid misunderstandings. Good luck!
