It has become worse since COVID. Even before COVID, you would be lucky to get someone out before a year, now after, it's even worse. You really have to know the rules before you proceed and they are very confusing and a wrong step can get you in trouble.

The list of what to know as an NYC LL is so long that it is almost impossible to list everything here. The best is to probably hire an expert for a few hours to discuss.

Three years of law school, pass the Bar exam and get admitted, and then you can get your brokerage license without the hassle.

Just be mindful of all the anti-LL laws in NY especially after new legislation that passed in 2019.

Local NYer here and I kinda agree with @Joshua Heller. But, as a local attorney, I want to warn you about the downsides of the anti-LL laws in NY especially in rent-stabilized properties.

@Joe S.  Roommate laws are different in every state. As the poster mentioned that she is in NY, therefore she would have to go through the regular eviction process. Therefore, @Account Closed changing the locks is illegal.

@Ralph Chiaia Thanks for the reply. I have noticed a lot in East Flatbush especially near the hospital. My wife wants to stay close to Crown Heights because she wants some friends in the area.

My wife and I have been looking in the area of Atlantic and Utica. But I see there are some on the other side near the hospital. We are preferably looking for places under 1m and don't mind putting in the work to do the fix-up.
