Conventional Loan @ 4.35% on a Single Family Home with a Balance of $295,000 & w/HELOC of $70,000. Property Value $520,000. Goal to take another HELOC for investments.

What do you recommend? 

What is the best Strategy for refinancing if at all a good idea?  

Would you recommend a Conventional to FHA?
