Just out of curiosity, How is the 12% calculated on redeemed property?  Compounded?

At least a drive-by inspection but trying as best as possible to determine the condition of the property without trespassing.

Communicate with the Auctioneer your questions ahead of time, the day of the auction is not a good time to ask questions.

Thank you for the advise.  I won several bids on NYSAuctions & all I have are title search for each property w/ www.ustitlerecords.com.   Back taxes are indicated.  Should I expect any other hidden liens not indicated in the title search? 

I have never visited the property.  I judged deal based primarily on Tax Assessed Value.  What do you think?
