I have some luck with local credit unions doing sub 40k loans, another ideas is putting two together under one loan.

I'm in the process of doing a cash out refi on a quad Plex I just finished rehabbing, this will allow me to pay off student loans, my home loan, home Equity line of credit, this will lower my monthly expenses $1600 per month.

If you are based in Tennessee as has been stated, I would recommend going to a local real estate club, consider investing locally first. Why Huston do you drive your truck to Houston on a regular basis? If your not in Huston regularly I would look for something closer to home especially while learning the business.

I would like detailed analyzes of small multifamily, duplexes, triples, quads, 8, and 16 units. With accounts of finding analyzing why they decided to buy and what was done to add value. More accounts of start to finish 1031 exchanges with advise on what they would each would do differently next time.

I rented then bought a house in Chattanooga, TN back in 2003. Your job is harder due to the need to displace your landlord, unless you are willing to leave her in place as a renter for a set period of time. anything is negotiable! Make sure the numbers work and compare with with other good options. There is more danger of making an emotional decision due to your love for this properly. don't rush and stick to your criteria for finding a deal. That said it can work Good luck!
