Welcome to BP, David. I will recommend you to try to meet with a lot of people locally first and develop the relation. Meet groups are great for this, you can also PM investors on BP that live close to the area you live or the one you want to invest on. I will try to meet them for lunch or on a Bread Co or Starbucks and just talk with them about the local market, their history, areas they prefer, and what you are trying to achieve with your investments. Here in St. Louis there is a big investor community that you can tap on (if you are Ok with the 2 hours drive).  Let me know if you want to meet one of these days, I am a realtor locally and also work with investors.
