In the state of Maryland are you required to give any advance notice to the current tenant before showing the property to a new potential tenant.
I had a question about the screening process. Do people normally show a property before having the potential tenant fill out an application. I get that the tenant wants to see the property first before making a decision on whether to rent it, but if they don't meet the minimum qualifying standards I have set forth in the pre-screening process then I don't want to waste my time showing them the property. I guess I want to make sure they are invested in renting by filling out an application with an application fee before I show the property. Any feedback would be greatly appreciated

I live in Maryland and have a tenant we are trying to evict due to late rent. I cannot get or currently have her ssn # or birthday. Judge asked for a military affidavit to show that she is not active duty. I cannot obtain this piece of information unless I have her ssn and birthdate. Any suggestions on how to proceed? I very new to being a landlord and am guilty of not going through the necessary process initially. Any suggestions would be greatly appreciated
