@Koob Moua

Hey Koob my name is Edward and I'm from Tucson AZ. I had the same concept of investing for the start out, living in a 4plex for one year while renting the other units out and then doing it again with another 4plex all under a FHA loan but know I'm working towards Wholesaling and making quicker cash to fund my Long Term Investing Goals. All the Best to you and your family. Edward

@Karis Campbell you'll learn a lot of things here on the forums there is also the file place it will have contracts for wholesaling and many more forms of course they are EX. you'll need to modify it. I suggest that you set up key alerts of information that you want to know thats the easiest way to get specific info.

@Charlie Hampton that's what I heard about Zillow and those other sites but i just thought that a realtor would be more accurate. @Jacob A. using the county websites is something that i just started using to look up all the county tax info AZ displays lots of info I'm not to sure if its diff. in other states but thanks for the verification and @Bryan L. and @Michael Sherwood I have been thinking of signing up at my local training school to get access my self but I heard the fees are crazy IDK but I'm still looking into that @Mark Ferguson getting together with these realtors and sizing them up would be a good thing Thanks to Everyone .

Hey Everyone this is Edward again, and I wanted to ask a question(s) on getting comps for a property to show the seller what they're going for in their area , so the questions are

How to get a realtor to get you comps?

How to compensate your realtor per property?

and How to work with a realtor for my wholesale deals long term?

Anything would help Thanks.

Hey every one I was wanting to get some help/advice on getting my contract signed. Once the contract with the seller is signed, is getting it notarized good enough to were the seller cant go around me and try and sell to another investor? or should I also have an affidavit signed and notarized stating he or she can not sell to anyone else without my consent?

@Chris Piper

hey thanks much I will make sure to take all those numbers in to consideration and i like the 85% of MAO it gives a little wiggle room. Another question about getting the deal contracted is who would be the one to sign the Agreement? Agent? or the Owner? and sorry if my question is green.

@William T.

Thanks for replying with your advice its rely going to help me brain storm a good approach and yes I do think that the property is a good deal. The reason I say that is because it needs lots of work and doesn't have any curb appeal.... and its located in the middle of really nice well maintained houses its the perfect property for a House Flipper or Rehabber. I think that if I can get it at a good price I can make a substantial profit.

Hi everyone out there the name is Edward and just wanted to get some information on getting a property under an agreement contract to wholesale his or hers property. The reason I say his or hers is because I haven't done any research on the property yet so i don't know who owns it.I guess my main concern is that there is an Agents sign in the front yard so he can sell it, and im very interested in the house but not sure if the agent will let me wholesale it. So my question is What would be the best way to get this house under contract
