 I dont believe you can be held liable unless you put in lease you have cameras operating for protection.  They have renters insurance for that.  I would tell tenants you are putting up fake ones and then you are covered, just do it in an email or something and you shoudlnt be liable for anything since they knew and it wasnt part of lease agreement.  imo


Great thank you. I’ll be sure to notify all tenants in writing of the cameras function and remind them that, per the lease agreement, we are not responsible for any of their property and they are recommended to get renters insurance.

You'd have to check with customer service on compatibility with your particular units but payrange has great bluetooth-enabled apps for laundry payment systems. easy to DIY install with youtube videos. no monthly fees and low upfront hardware acquisition cost. Shinepay has monthly fees and is very expensive up front cost that is prohibitive for a couple of units. https://www.payrange.com/laundry/ Also worst case you can work with a local laundry vendor and have them lease you machines for free and split revenue 50/50 and they are responsible for all maintenance. These wont be a profit center by any means (break-even at best) but you'll at least minimize your utility costs and also outsource laundry maintenance to a dedicated vendor.

Thank you for the info, I never thought about leasing the machines. So this is certainly something we can explore. I’ll also look at pay range too as this seems to be a better option than shine pay.

I forgot to mention, that I highly doubt she’ll be able to afford anything close to the security deposit as she said “if I have to, I’ll pawn my jewellery” when she asked about first and security.

We’ve had an applicant to one of our rental units who is on section 8 and claims SSI. She did well on the screening with a decent credit score of 685, not many current trade lines and no late payments. 

Can someone that has dealt with these types of tenants shed some light on whether renting to a person in this situation is a good idea or something to avoid.

Hi Theresa, thank you for your reply! We talked it over with the tenant and she is happy to store the furniture until her actually move in date. As for the utilities, we will inform them of the change of accounts. Thanks for the advice.

Hello good people, long time listener/reader first time poster. My wife and I have recently purchased our first small Multifamily and have signed a lease with our first tenant. The lease is signed and first and security is in our possession, however the lease doesn’t officially start until Aug 1. The tenant has asked if she can have furniture delivered before Aug 1.
How should we go about this? Any advice is appreciated. Thanks!
