Have/had a few STR's in the Pigeon Forge, TN area and now looking to expand my portfolio to MFH's. Looking to connect with property managers in the area!! I have funding and currently looking at properties, but need to have a great Property Managment team before moving forward. Look forward to connecting!!

Are you buying this particular property because it makes sense for your investment strategy, or are you buying it so the family member has a place to live? Either one is OK, but be honest about your decision.

I also caution against renting to a family member or friend unless you are 100% certain they will perform well, or you are capable of handling them if they become problematic. Too many people rent to family or friends and get walked all over. It ruins the investment and the relationship.


 Great questions! Yes, this is part of my investment strategy, looking to diversify just a bit and LTR's are within that diversification plan. Great advice on the family member piece, but I'm 100% certain that this will go well - plus, I can shoulder the burden if needed while finding another tenant. Thank you for the reply and advice!!

Thank you for the reply! So if I can find an investment that offers a higher rate of return vs. the I retest rate on a mortgage, then I should get a mortgage and invest the rest. Did I follow that right?

New investor here, closing on first short term rental on or around June 1st with a business partner. Have started the process of creating a LLC and was curious to know what advice folks have concerning the title of the property. Should I put the LLC on the title or the individual names of each partner? Welcome any other advice that you may have as well!
