Hey Paul, Try and connect with @Ian Kurela , I know he was wholesaling at one time and could help you learn the business.  And I know Alamance county is one of, if not the, fastest growing counties in NC so it would be a good place. And @Jonah Pollone is in touch with the real estate students at Chapel Hill and might be able to connect you with like minded college students to help each other grow.  Hope that helps Paul!

Andres,

Do you have any experience building? If not, it may be a good idea to find someone with at least two cycles of experience for guidance. If the price of existing properties is over double what it costs to build, I think it would be wise to build depending upon your exit strategy and hold time. I think your biggest risk would be if the market turns more buyer favored during the construction phase would the investment still make sense? If you decide to build, I’d love to hear how it went as we will begin our foray into ground up development next business cycle.

Post: Is is necessary to use an attorney for refinancing in NC?

Chris, sorry to hear you're supporting Wells. Given all the controversy they’ve had over the years with creating false customer accounts, moving money without permission, etc. I personally don’t want to contribute to such an organization. There’s too many great lenders with better reputations I’d rather support. But to your question, I believe the attorney does the title search when buying a property. So if you’re just refinancing I don’t think you would need an attorney involved. You can call Ruth Hudspeth with Fairway Independent mortgage and ask her to confirm. Good luck!

Elijah, My advice to you in one word would be: Don’t. Don’t buy right now. The market has absolutely lost it’s mind. We live in Greensboro NC. The couple across the street put their house on the market a few weeks ago. I stopped counting after about the ninth showing in the first day and it sold for $5k over asking in two days. A friend of ours just put their house on the market and it sold in six hours. If you plot the duration it takes to sell a house in NC six months is the average. Right now it is extremely seller favored and if you compete in this environment you’ll lose. I would recommend using your time to meet face to face, as long as they are comfortable, with vendors who you’re interested in. Interview a handful of property managers and agents. They will take you more serious knowing you were willing to travel so far and it will help build the relationship and help identify the vendors you want to work with. Good luck!

Kiran,  Really sorry to hear that!  It definitely seems like a mess right now with ambiguity on evictions and whether the courts are taking cases or not.  Are you part of the Charlotte apartment association by chance?  They are having frequent webinars to ask these questions and get help.  That's a great resource.  And I'll tag @Kevin Stringari here too.  Kevin and the folks at Bottom line might be able to help.  Sorry to hear that and I hope you get back on track very soon!

Drew, I know a few people in that area that could help.  Both @Vinay Kolluru and @Jeffrey Donis live closer to that area and would be more familiar.  I live in Greensboro NC, if there's anything you need help with in my area let me know.  Enjoy your trip!

Bryson,

Hope you are doing well. I think the book “Real Estate Riches” By Dolf DeRoos would be a good read for you, especially the thought of making more money in real estate than a job offer on college graduation. I’m based in Greensboro, but would be willing to schedule a call and talk. If you would like send me a message and I’ll give you my contact information and I’ll share the small amount of knowledge I have.

Kristyn, a great website we use for crime is spotcrime dot com (unfortunately I don’t think bigger pockets let’s me use the exact writing to create an easy hyperlink but I’m sure you get it).  And @Vinay Kolluru lives over in that area so hopefully he can provide better feedback on your questions.

Ram, I would connect with @Kevin Stringari and his team.  I think they have a lot of resources and talent that you are looking for.  You could also join the Charlotte Apartment Association to help network and meet other people in the multifamily space.  I hope that helps!
