You typically cannot. If you have gains on real estate you may be able to offset it but it’s not something you can deduct from your ordinary income

 i do have gain from my other properties, what section should i put in this negative amount?

Great question, sorry I don't know the answer. But wanted to ask. When you bought the HOA lien. You knew the first was in place? How soon after you bought HOA did the first foreclosure?

Did you pay to pay off the first if you knew about it?

 yes i did know, but unfortunately my estimate payoff balance was way off so it was not worth to pay off the loan so i let it go. they auction after 3 months

i am looking to purchase investment property around HOUSTON TX with putting 25% down and not having negative CASH FLOW i am ok with 0$ cash flow as well

i recently bought a HOA foreclosure house at auction that had first mortgage lien on it. i did some calculation to figure out the first lien balance but at the end i was so wrong, the amount was twice. is there a way to find the first lien payoff amount before you purchase a second lien?

@Don Konipol@Bruce Lynn my mistake was calculating remaining balance base on if they payment were up to date. do you know any better way of finding the pay off amount before the auction date?

@Don Konipol@Bruce Lynn@Nancy Truong@Rick Pozos here is new update

bank came up with payoff amount that is twice what i thought it would be $254K

the original amount of the loan was $150 started on 2013 i was expecting something around 120K to 130K

is this numbers make sense to you ?
