As many of you … I have more doubts than certainties during this new "normal" of staying apart from each other and avoiding gatherings.

Based on that, how are you (or are you) looking for deals still?

Are you confident with purchasing more inventory?

Would you do flips in this new economy?

I'm sure, deals have to be no-brainers to even consider them at this point, if that's the case, what's your criteria?

Hi @Matthew Yu,

Sorry for the long reply.

The lien was from a previous title holder of the property who quit claimed it to the current seller, and she passed away and passed along the lien to the seller, unbeknown to her.

Fortunately transaction closed.

Thank you all for your input. Is it risky even for ground up development?

Have access to R3 vacant lot and was wondering if thats the way to go.

Thank you both @Robert Chuang and @Michael Heisterkamp for your input. The Long Beach deal is in escrow and we're dealing with a Medical lien that's been in place when the previous owner passed away.

Anybody with experience in the area flipping properties?

We're looking at a SFR fixer deal in a residential neighborhood, needs updating will be delivered vacant.

Has permitted addition from the '60s, already included in the total square footage, though strangely enough not in the records. It shows as a 1 bed, 1 bath, when in actuality is a 2/1.

Has plenty of room in the backyard to build more space.
