Really simple question, what is the best way to approach a seasoned investor to pick their brain? Lunch, Dinner, Coffee? What are some more creative ways that I can get the attention of the big players so give me some of their time? 

I have a ton of value to offer, but need help with the initial interaction.

Hello BP!

I have a partner who's latest fix and flip project did not go as planned. He is looking to approach the lender with a reduced payoff. What is the best way to go about this conversation? What points should they make and what questions/push-back can they expect from the HML? Brand new situation for both of us. Would really appreciate feedback from the BP community.

I am finding about 10-15 vacant or abandoned properties daily but having a tough time getting accurate contact information.

What websites, systems, subscriptions or tactics can I be using to find accurate contact info for the decision makers of these properties? Which are most affordable and which have you found success using?

hello @Andy Thao,

Yes, it is very possible to complete a wholesale deal with no money down. What you need to take into account, and you might not realize at first, is that marketing is not free. Source lists cost money, bandit signs cost money, any advertisements will require some sort of start-up money. Granted, ONE DEAL will pay for thousands of signs, but it's all about staying positive and not giving up until you get there!!

What advice/tactics/strategies do you have for learning to determine rehab costs. By no means do I expect to get it right the first time doing it in my head. But can you recommend any other things I can be doing to get as close as possible? I know it will take practice, practice, practice but where do I start?

Do I need to be taking pictures and then reaching out to contractors? Do I need to actually bring a contractor in with me? Guestimating? Help Please!
