Post: 20% Down Payment Workaround Ideas & Questions

Hi everyone! Hope y’all are doing great today & are staying hungry 👍🏻

I have a question in regards to the down payment on an investment property for those WAY more experienced than me.

I want to purchase my first investment property, but don’t have the full 20% down payment amount. It’s a $50k-ish down payment, but i’m currently working with $10k only. It’s for a duplex that is undervalue and will be able to sell or refi for more, but currently going for $250k for both sides.


QUESTION: How do I get around the down payment problem? I’m open to suggestions. I have a possible investor who might be interested in going in with me, but is there other options? I know there is hard money lending, but I will need to come up with almost $40k that route and I’m back at the same problem.

Thanks for the great information Don! Can i ask a follow up question? Do you finding these VA or FHA mortgages through an MLS or are therre other ways to find loan that have the specific parameters that you stated?

I’m definitely open to getting into a Subject To home and renting it out or doing a Seller Finance. Wish i could then do a Lease Option on it, but Texas is just not the state to do that in.

I’m in the process of hopefully renting out my guest house by the summer time. However, I wanted to ask if there are any recommended websites or real estate lawyers that you would recommend that can type up an excellent rental agreement?

Hey Don. Thank you very much for the detailed explanation. Makes perfect sense now. I’m just looking for ways to get into the real estate world with a low entry level, cash wise, and build it up little by little until i get it down and feel more comfortable partnering with others or get involved with private lenders.

Thank you for clarifying. I was a little confused with a wraparound mortgage worked, but your explanation definitely helped understand it.

Can I just ask, what happens when let’s say... Seller has $40k left on the house, But decided to create a wraparound loan of $200k for a Buyer. Eventually, the Buyer pays the $40k to the Seller that was owed to the bank. What happens to the deed? Does the Seller keep it under his name until the rest gets paid in full ($160k)? Also, what if the Buyer stops paying? Does the Seller have to give any money back? I wouldn’t think so since the Seller is acting as “the bank”, but just wondering. Sorry for all the questions. Just wanting to understand it. Thanks

I live in Texas and i’ve recently learned that Lease Options here are just more of a head ache and not ideal as a strategy for someone who’s just getting started in real estate. In doing my research i ran across what’s called a Wraparound Mortgage, which IS allowed in Texas and apparently the laws are more leniently towards. However, it seems to be very similar, if not, the same a Lease Option. Can someone help with differentiate the two?

I’m certain that they are coming from a good place, but it’s fear what drives everyone, but some are more resilient and know how to better manage it (you). I think that you should keep sharing with them. Eventually, they will understand it a little better and might be more encouraging. I’m pretty sure you’re probably the only one educating them about it bit by bit. Otherwise, they wouldn’t be so negative about it.

Anyways, best of luck! Don’t get discouraged & keep on doing your thing. You always have BP for guidance & inspiration. I’m new to the real estate work (only 2 ‘months in), but am confident that I will make it. Keep up the hustle!
