Did you add the bank as lien holder? The insurer would not do a look up of county records, and add the bank to the check. Does seem perplexing. High 5's to you for having flood insurance!!!

Follow up to my earlier post. I'm an out of state landlord, so part of the reason for my small retainer fee. My repair guy is very versatile, prompt, NEVER needs to be micro managed. I should of mentioned that in my earlier post --- that several of my properties are out of state. If your properties are with in a few miles, maybe not such a big deal.

It appears to be as the bank stated, a unsecured loan. Its a promise to pay, no collateral. My thoughts -- if she signed a note, she owes the money. She can chump the bank, but a charged off loan on your credit bureau is not good -- LOL.

Find a partner who had been.down the construction road. I think financing world be a challenge, given it's your first gig. I admire your desire to go whole hog!!

I would suggest a small monthly retainer fee, and pay hourly for the work.

I assume home loan is on a 30 year note? If you rent it out, increase your payment on the note. I would try to get it paid out in 20-22 years. I'm not a believer of 30 year loans on rental properties.

The 50% value is a securities Regulation. But you borrow 100% (or more) of your house value --- go figure. This is a perfect example of Gov't mesh/mash --- LOL.
