Hi Jeff, I am in Flint, and unfortunately, unless you're the owner, there isn't an option, (that I know of), that is not a pay for info option. You can access the info from the City/County site, and if you claim ownership, can access the info free. You will have to create an account profile. However, it only costs $3 to get info on any property. Hope that helps.

@David Bowles @Bradley LaBrie @Theron Mcfield Sounds like a meetup is being formed in the area! I'm still trying to understand the ins and outs of investing, and looking to expand my network as well. I also run a lawn service, and have a few clients in the Davison/Burton area.

I would definitely try to close as soon as possible. If your plans were to buy and hold, the numbers will work regardless. The property manager should have updated you on if there was any vandalism, and try to secure the property. You want to know if your repair estimate is going to increase or not, and by how much.  The biggest concern, in my opinion, is the uncooperative seller.

@Pamela Morrison Congrats on the first deal! Onward, and upward from here!

Could you explain more on what you mean by, “never do a formal inspection”?

@Matt Pena

Ok, glad I’m not alone on this! That would be awesome! Yes, guess we will just have to wait.

Thanks.

@Account Closed

That is the tool on the online site, which I am familiar with. By the email info, I was under the impression there was a calculator tool in the mobile app. I am now going to go back and reread the email to ensure I read correctly! (Lol)

@Jay Richardson

If your biggest challenge is recognizing what’s a deal or not, consider upgrading to a BP Pro account. Use the calculators.

I had a similar issue, but once I upgraded, it made analyzing deals soooo much easier/faster! Not advertising for Pro, but am convinced it’s worth the investment! Just a suggestion from my experience.
