Hello.

We have a residential building of 3 stories and 8 units in Cincinnati. The basement level is partially finished and we would like to add 2-3 units in there. We would like to do it all legally with plans approved by the town.

Any recommendations for an architect / company that can assist us with this project? 

Also what would be a reasonable price range for this type of project? Each unit would be 400-500 sqft.

Hi everyone.

I'm under contract for buying a house in North Jersey. It is a 2-Family and I'm going to use one of the units as primary residence. I have perfect credit and can put a 20% downpayment. But the income info I can show for the past 2 years does not make me qualified for conventional loan.

So I'm looking for my best option. I prefer not to do this through a broker. Ideally if I find a small local bank who can work with me it would be great. But I'm open to any other options that would not make this deal much more expensive than it should be.

TenantCloud works very well for me. Their user interface great, which is in my opinion their main advantage over other platforms. It is free to manage up to 75 units.

@Bill Said thank you for this post. I'm at a similar situation and just learning the topic. I'm about to sell a property I bought in NJ back in 2014 with a good return. 

I'm wondering if anyone can share more names QIs they have good experience with. Preferably ones with national footprint, as @Dave Foster explains the benefits. It would be great to get the recommendations from the BP community rather than calling the first companies that come up on a google search.
