Is there a calculator anywhere to help figure out what the maximum one could BID in during an auction? For example a 1200 sqft 3/2bath with FMV 150k. Requiring $10 sqft rehab. Currently renting for 1500:month. I suppose the Bid price for property you want as a rental property will be lower than if you just want to sell to a flipper.

I have access to all BP beautiful calculators just wanted to know if one exists for auctions.

@Alex Horelick

For my first MFH property I’m willing to go as low 50$/month cash flow per door in a class B area.

I have heard that tenants in NY have too much rights. Meaning they can literally not pay rent for a year and Dodge eviction if they playing the legal system correctly where as other states the Marshal will be at their doors in two months. What's you take on that?

@Zach Midwood

Thank you Zach! I'll keep you posted. I'm actually going to leverage my large patient network and start asking them to look for specific property as I have quiet a few that are in real estate. I need to study and learn the mailer method as soon as possible. Deployment of these two methods plus MLS should put me at sticking distance. Now I'm really looking forocal REI meet up in NYC area. I thought they'd be an abundance of them on BP.
