Hello everybody!

I wanted to see if I can get some help on my first property that I’m trying to purchase as a owner finance deal. The property is listed at 134k in downtown Columbia, South Carolina. It needs about 30k for rehab. I can put down between 10k- 15k as a down payment, 600-800 monthly payments, and 2-7% interest rate. The problem is that the seller wants about 30k-40k for the down payment that I don’t have, so my question is how can I negotiate and modify the deal so it can end up being a win-win scenario??

Hey all!

Im currently looking to purchase a property with the goal to complete a successful BRRRR in Columbia, South Carolina. Scrolling through trulia, I came upon a property that I was very interested in. The problem i have is that I'm getting confuse on what it says in the description of the property and I wanted to see if somebody would help me on this. It says

“ This property is being sold as is, where is without marketable title. Property was purchase at a tax sale and is being sold via quit claim deed. Buyer to verify All information! Special contract and addendum are required with proof of funds for all offers.”

Can somebody explain to me what this means?!

@Jonathan Greene your totally right. I apologize that I didn’t say the skills I can bring in a deal in my first paragraph. I can handle everything it takes to complete a rehab, keep up with the maintenance of the property, and manage the tenets. I would be the only person that my partner would have to communicate with in any deal moving forward.

I really need some help! I been researching and studying real estate for about 7 months and now I’m ready to purchasing my first property. I have a couple of property that I’m interested in but don’t have the equity. I called several banks and hand money lenders but have not had much luck because I don’t have 2 years of tax history, not enough credit, and not enough experience. So much question is how do I find a good partner that could help me in this situation??
