Good evening,

I am a newbie to bigger pockets (about 4 months) as well as to real estate and navigating my way to becoming a real estate investor. I have been able to purchase the books available on BP and currently reading through the BRRRR book (my fourth). There is a lot of useful and helpful information on there that I would love to share with my mom. Are there any available BP books that are translated to spanish? Any spanish individual on BP that recommend spanish books or podcast that have a lot of useful information similar to that which is taught on BP? Also, has anyone at BP looked at making the books/material available in different languages? Would think that in today's technological world that should not be that hard. @Joshua Dorkin @Brandon Turner

My mom became a RE agent in South Florida over a year ago and has been my inspiration. She has showed me that even after 50 (she swears she is not over 50 haha) that you can reinvent yourself and pivot careers. She happen to stumble onto RE when purchasing her first "forever" home after the bubble and once I moved back in the area she sold it for over $100k profit. She bought another house 4 years ago in North Miami, that everyone told her was a bad deal and she once again has seen over $100k profit. She was doing great deals (75% LTV or better) without knowing and having an eye for what it can become. As she continues her RE journey she has had her ups and downs as a new agent trying to get clients etc. She has learned a lot and is in process of trying to build her portfolio and I wish I could provide her with more learning material. I have explained some of the material that I have learned on BP. She can read English and understand, however, if it were in spanish she would be able to process it a lot quicker as it is her first language.

I figure it may be a long shot - but statistically speaking more than enough people on BP will probably have some suggestions that I may pass on. If you're looking to network and see where she may be feel free to reach out. She is a hard worker, go getter and has available time that she can barter/trade for some further knowledge.

Thanks,

Forward paying son

@Frank Berrin welcome! I am also new to RE investing and also grew up in the South Florida area (79th and biscayne originally). Currently live next to downtown/las olas Fort Lauderdale.

Looking to network and meet up wth others as well if interested @Chanie Chriqui @Sam Issa @Stetson Miller in order to grow our teams and enhance our knowledge.

I am also looking at multi families however the price range and areas have been insane. Have looked at SFH, however, fort lauderdale is very expensive. I own a property next to downtown and looking around the numbers do not make a lot of sense from what I see. Let me know how your journey is. Looks like a couple of us are near each other, and if you all would like we could meet up for lunch or to network as we all begin this journey.

thank you- yeah would have to have an honest conversation and help them understand that is not how I currently do business in my industry and would continue to live/operate with morals as I continue in real estate.

Grandfather lived by a code - his word and his handshake was all that was needed - I agree with what he preached and live by it, but in today's world I still have that document in the event the other party doesn't live up to their word.

definitely appreciate the feedback/recommendation - was wondering how an agent would react to that call as a potential owner may look at it as potentially not paying the agent fee.

My question is more on a subject to deal and if it can be applied to both pre-foreclosures and foreclosures. I have been looking at the various websites (Zillow, Redfin, realtor - not the MLS) and see various homes that are in either stage.

If I wanted to do a subject to do I reach out to that realtor who has the house listed or do I go the route of finding who the owner is via the city property appraiser and reach out? That was I can explain my different offers and see if the owner will be willing to entertain a subject to deal.

Has anyone done a subject to via a pre-foreclosure or foreclosure route before? My understanding is that if successful in a subject to deal I would have to get the owner caught up (back pay, tax, fees) and then take over the remaining balance of the mortgage after I have the deed in my name. Would there be an agreement on the purchase price on the house with the owner on top of getting the owner out of default?

Sorry for the dumb questions - just getting started out. Looking to see how I can create a win-win for all involved during these tough times. Looking to potentially hear stories from some who have done this where I can ask some basic questions. I may not have experience in real estate as I am starting however can trade some business expertise or barter for small projects (excel, etc) someone may not want to do in exchange for information.

Thanks

@Kyle Mailloux I am currently in the process of trying to find a deal. As you mentioned it is hard in the south Florida area and looking is becoming a lot harder. Also looking to see what others may have found that they may not want. Willing to look at anything if the numbers add up.

Being new to real estate or trying to get started as I am seems somewhat tougher without being able to have meet up sessions to network a lot more.
